Forms for Realtors.

Due to all of the positive changes taking place in the short sale arena this year, we thought this would be a good time for us to streamline our process by adding some of our realtor forms online.

Attached are our office forms for the short sale process. You will notice that not everything will apply to every sale but if you take all of these with you to your listing appointments you‘ll be less likely to forget anything important.

We have tried to do these sheets in the form of checklists. These checklists were formulated from dealing with numerous lenders over many years and seeing many forms. We have watched over time what works and what doesn't.

I order to speed up the process, we are now asking that you get us as many documents as possible, up front, so that we are not stalled in the process of submitting the file. Some lenders won’t even prepare a package for their investor to look at until all of the required documents are received. Our goal here is to get these closed as quickly as possible. So having a fully prepared package is a major part of the solution.

I have also included a Buyers Checklist. This is to either attach to your listing as an addendum with your MLS or to email/fax to the selling agent bringing you an offer. We have been tied up, sometimes up to 2 weeks or more, because we didn't have buyer's information. This is new but it's here to stay.

Always remember to put the marital status of buyers and sellers on your contracts, also.

2010 has so far been a year filled with short sale business. That means there have been plenty of great deals out there and still are.  Between the new HAFA program that became
available in April, 2010, and the many REO properties for sale we must be on our toes.

Please help us get this process working smoothly by using our new forms when submitting a short sale to our office.
